PODERE INCANTO

Podere Incanto, an ancient 17th-century farmhouse carefully restored, nestled in the hills between Umbria and Tuscany, in the territory of Piegaro, a short distance from Lake Pietrafitta and Lake Trasimeno. It is located in a commanding position, with open views over the rolling hills and an unspoiled natural setting, enhanced by the proximity to the services of the town center, reachable in five minutes.

The complex consists of the main farmhouse on two levels, a former barn converted into a cottage, a former private church to be restored, and an annex used for spring water storage that has been renovated. The total gross saleable area is approximately 1,000 square meters, with 25 rooms overall, and the possibility to extend the former barn by about 100 square meters.

At the entrance of the property stands a building dating back to the late 17th century, originally used as a church. The property requires renovation works and is currently used as storage, divided into two spaces with a total area of approximately 180 square meters and an internal height of about 8 meters. Inside, valuable original materials are still present and can be restored, including antique terracotta flooring and an altarpiece.

The main farmhouse hosts 5 independent apartments:

N.1 The master apartment of approximately 350 square meters can be divided into two additional large apartments. It is currently characterized by three entrances: one with a staircase from the main facade, one from the rear terrace, and one with access beneath a wooden and tiled pergola.

On the ground floor: a small entrance hall, a large kitchen, a living and dining room with fireplace leading to the upper floor; the second entrance opens into a second living room with fireplace (the two entrance rooms could be combined as the dividing wall is in plasterboard); one bedroom with en suite bathroom, a grand salon with vaulted ceilings of approximately 6/7 meters in height and a small mezzanine with access to the terrace forming the third entrance. The second floor comprises a study with wardrobe/storage that can be used as a bedroom, with a bathroom with bathtub opposite, a large walk-in closet, access to the salon mezzanine, two communicating bedrooms, one with en suite bathroom with whirlpool tub, and a storage room. The interiors feature stone and plaster walls with exposed brick, arches, terracotta and parquet floors, and ceilings with wooden beams. In the basement level there are the technical and service rooms: cellar, 3,000-liter water storage with compliant softener and filters, laundry, and storage.

N. 2 Ground floor apartment consisting of a small bedroom, a large living room with a grand arch, a dining area with kitchenette and lounge, two bathrooms, one bedroom with access to a private terrace, and a large utility room accessed through one of the two bathrooms.

N.3 Ground floor apartment consisting of two terraces (one on the front facade and one at the rear), a spacious living room with a large arch, a dining area with kitchenette and lounge, two bathrooms with shower, and one bedroom with access to a private terrace.

N.4 First floor apartment accessed from the main facade, comprising a large bedroom, two bathrooms, a kitchen, and a spacious room that can be used as a bedroom or living-dining area.

The former barn, now a Cottage, features a living-dining room with thermo fireplace and large window overlooking the internal valley, a kitchen, one bedroom, a bathroom with shower, and a guest toilet. The portico offers the possibility of creating a second bedroom, enhancing the functionality of the space.

The property extends over approximately 27 hectares of land including arable fields, a vineyard of about 1 hectare to be restored, an olive grove with approximately 80 trees over about 2 hectares, extensive woodland, and a natural park of about 5,500 square meters with tall trees such as oaks, pines, firs, and fruit trees surrounding the main buildings, the annex, and the swimming pool. Access is via a convenient road of about 300 meters, partly paved, leading to a large private parking area with more than ten spaces. Privacy is ensured by the size of the land and the absence of any disturbing elements in the surrounding landscape.

Within the park you will find three fountains, fruit trees, pines, and cypresses lining the internal paths. The 12×6 meter swimming pool, with Roman steps and a depth between 1.50 and 1.70 meters, is set within a paved sun terrace with shaded pergola and outdoor showers. From here, the view embraces the rolling hills and the greenery of the private woodland.
